If you have walked or driven Greenville Avenue through the M Streets this year, you have probably clocked at least one storefront that flipped seemingly overnight and another that has sat dark long enough to make you wonder if anyone is actually coming. Both instincts are correct, and that is the part worth understanding if this strip is part of your daily route. The corridor is not stalled. It is running on two different clocks at once, and knowing which clock applies to which kind of space tells you a lot about how this neighborhood's commercial core actually works.
The Six-Month Turn
Some of this year's changes moved fast because the people behind them already knew exactly what they wanted and where.
Corsaire, a Mediterranean restaurant, is taking over 3525 Greenville Avenue, the space Pizzeria Testa vacated in 2025 after seven years. The owners are aiming for an October opening. That is a matter of months from lease to dining room, and it makes sense once you know who is behind it: Austin Rodgers and Jeff Bekavac, the same pair who run Goodwins and the seven-year-old Alamo Club, both a short walk away on the same street. Bekavac was named Chef of the Year for his work at Goodwins in the 2025 CultureMap Tastemaker Awards. When you already have the staff relationships, the supplier accounts, and a proven format two doors down, opening a third concept is closer to expansion than invention.

That is Rodgers explaining the decision, and it is not a throwaway line. Both partners live in the neighborhood they keep reinvesting in.
A similar speed shows up at 3016 Greenville, where Walkers', a wine bar, sandwich shop, and small food market from siblings Rosemary Greene and Russell Walker, opened this spring. The building has its own layered history worth knowing if you have lived here a while: before Walkers', it was San Francisco Rose for more than 40 years until that restaurant closed in 2018, and before that, St. Martin's Wine Bistro. Walkers' now sits near Window Seat coffee shop and shares the block with retailers Favor the Kind and Earnest John.
The former Foxtrot coffee shop space is following the same fast pattern. Owner Jon Garay is opening Brazamar there, a Mexican restaurant built around grilled seafood, tacos, and aguachile, with a companion street taco spot called Tacos Richy going in right beside it. Garay already runs Chilangos Tacos in Dallas, Las Vegas, and Nashville, so like Corsaire, this is an operator extending a working formula into a new address rather than starting from a blank page.
The Two-Year Build
Then there is Serritella, and it tells a completely different story about pace.
Serritella Prime Italian Steakhouse is coming from Lakewood Hospitality Group into the former Matt's Rancho Martinez space, on the stretch of Skillman that already anchors Mot Hai Ba, Lakewood Landing, and The Wine Therapist. It is not a single restaurant. The plan includes a market with fresh steaks, seafood, and housemade sausage, plus a members' lounge called COSA Speakeasy with cocktails, live music, and preferred entry for those who join. That is a fundamentally bigger build than a lease-and-renovate restaurant swap, and the timeline reflects it. The project has been in motion since 2024 and only broke ground in 2026. Two years from concept to construction, for a confident, well-capitalized concept with an experienced operator behind it.
If you have been watching that storefront sit quiet, wondering whether the project lost momentum, the wait was not a warning sign. It is simply what a 250-seat dining room with an attached market and private lounge actually requires before a single table gets set.
The Middle Distance
Between those two speeds sit the projects that take closer to a year, which is probably the most common pace on this street and the one most likely to test your patience if you are checking the window every week.
Fonda Toro is moving into 2100 Greenville, across from Trader Joe's, in the space Meyboom Brasserie occupied until its closure last year. The team, led by East Dallas residents John Paul Valverde of Coeval Studio and Mauricio Gallegos of Cultivo Hospitality, is targeting a November opening, with construction on interior and exterior renovations starting back in the spring. Valverde's design résumé already runs through several addresses you likely recognize if you eat out in this neighborhood, including Hendy's on Henderson, Fortune House, and Quarter Acre. Gallegos brings Xamán Café and Ayahuasca Cantina from Oak Cliff and Puerto Cocina & Bar from the Design District. The menu is expected to keep appetizers in the $17 to $19 range and taco plates starting around $18, with the restaurant positioned as a neighborhood kitchen rather than an occasion-only spot.
A few blocks south, the second Escondído location was aiming for a summer 2026 opening at 3519 Greenville, in the space long occupied by Blue Fish Sushi before that restaurant closed in January 2025 after 27 years in business. Owner Jon Alexis, who also runs TJ's Seafood Market and Grill and Ramble Room, picked the address partly for its unusually large parking lot for the area, a practical detail that matters more on this strip than it might elsewhere.

Rodgers and Bekavac live in East Dallas and are simply planting a third flag near their first two. Valverde and Gallegos are both East Dallas residents choosing Fonda Toro's location specifically because of the neighborhood's open-air markets and walkability. Even Big Dill Hospitality's Omar Flores, who is planning to bring his Muchacho concept to Lakewood after a Frisco location opens in mid-2026, has said the pull is the family-centric feel of a neighborhood anchored by Lakewood Country Club.
None of these operators are betting on a neighborhood they do not already know. They are betting on specific addresses inside a neighborhood they already live in, which is a different and more durable kind of confidence than a chain scouting a market from a spreadsheet.
What This Means When You're Walking the Strip
If a storefront near you has been dark for a few months with no visible activity, that alone does not tell you much. If it has been dark for a year or more with permits posted and quiet construction noise, you are probably looking at a bigger build like Serritella, not a stalled one. And if you see a new sign go up seemingly overnight, there is a good chance it belongs to someone who already runs a restaurant a few blocks away and knew exactly which lease to sign the moment it came open.
